Tuck-under garages change what will fit

A basement-level garage often has a beam or a floor joist where a standard track wants to run. Low-headroom track exists for exactly this and it is what we usually end up fitting. The measurement that decides it is the gap between the top of the opening and the ceiling, and it is the first thing we check.

The flats and the hills are different jobs

West of San Pablo the stock sits closer to the bay and the hardware has a harder life. Up in the hills the problem is geometry rather than corrosion: slope, clearance and driveways that turn.

Check the landmark status before you order a door

This is the one genuine trap in Berkeley. If the property is a Landmark, a Structure of Merit, or inside a Historic District, exterior alteration goes through the Landmarks Preservation Commission before the building permit, and that process involves a public hearing and 300-foot noticing. Timelines reported for it run from three months to a year. There is an ordinary-repair exception in the ordinance, but whether a like-for-like door swap qualifies is not something we can tell you with confidence, so ask the city before you order.
